I've used Dropbox for years but am close to hitting my limit of free space so I'm considering switching to Google Drive. I was wondering if anyone has had experience with both and their thoughts on making the change. I can already tell I don't care for the un-organized feel of Drive. Btw, if anyone is thinking about trying out Dropbox help a brother out and use this link so I can get more space! https://db.tt/rSoClO37 Thanks... Howard

@Shane Short, it looks like you've received some good tips above.  The only thing I'd add is to make sure you are evaluating rents on a per square foot basis instead of average rental of the whole thing.  Otherwise this can skew your numbers when comparing properties, since there will almost always be a different unit mix at each location.  I'm just gathering this from your post, so you may already be doing this.

Best of luck to you!

I've got a consultant that I've used in the past to help advise me on feasibility, unit mix, proforma, etc.  However, he is pretty busy lately and difficult to get in touch with.  So, I'm looking to possibly switch for my next project.

I'm wondering if anyone has used Sigel Roush.  He came recommended to me by an architect, and I'm wondering what some of his former clients think.  If you know about Sigel or have one you have been please with, please chime in.

Thanks...HM

@Charles Wilson- I've got two great insurance guys in CS that could both help you out and guide you.

Bryan Massey w/ Liere Ins.

Stan Jone w/ Dexter Ins.

The system won't allow me to post their contact info.  PM me and I will send it to you.

I use Bryan on my home/auto and Stan for my commercial property, but I believe either one can handle rental properties.  If you do call them, please let them know I recommended you.  Full disclosure: Liere Ins. offers a small referral fee to their clients when someone calls and gets a quote.  I would recommend him even if I didn't receive the referral fee, because he was able to save me about $500/yr on my home/auto policy and provided a better policy.  Neither one of these guys has tried to up sell me.

Hope this helps...Howard Mayne

I would say not yet.   It will come, but busts can last for quite a while.  See 1980s texas and Oklahoma for evidence of that.

I agree w/ Cal.  Although we are seeing a slowdown in the market, I think you will see it dip more before it comes back.

Hi Sharon-

I'm targeting secondary markets in the Houston area. My first two projects are in College Station and Conroe. My next areas to focus are Katy/Cypress areas and 249/Grand Pkwy. Although, of course, I wish the Class A apartments didn't offer storage, the areas I target have ample SFH rooftops as well. Also, based on the apartments I'm familiar with, the storage spaces are usually small. So in theory, there will be some people that that option won't work for.

I'd be interested to know what your thoughts are as well.

Thanks...Howard

Hello BP Nation-

I'm Howard Mayne and live in Houston where I previously worked in the oil & gas industry.  Over the last couple of years, I have done some investing in multi-family projects as well as office and retail (not as the operator).  At the beginning of the year, I went off on my own, and am working on developing two self storage facilities.  My goal is to develop at least 10 in the next 5 years.  I stumbled across the BP podcast a couple of weeks ago and have enjoyed listening to it. On multiple occasions, I have heard interviewees recommend the forums, so here I am.  I'm looking forward to discussing RE with you all and hopefully make some new friends along the way.

Cheers!
