I live in Illinois and I have a condo in Michigan that I have been renting out. Since I need money yesterday I am contemplating selling.

I have a $60,000 remaining balance on the mortgage and the comps are between $185-$200,000.

My question is should I sell as is or try and get a hard money loan and update to maximize ARV?

Or is there a better avenue I should be considering?
