We are newbies and just starting this journey. Looking to invest in the Memphis area. Probably going to buy a turnkey first just to get our feet in the water. Then want to do some BRRRR's. We are doing research on the area but looking for some insight from people already investing in that area as to any good/bad areas, streets, zip codes etc. any advice would be helpful.

Does taking a HELOC effect your ability to get a mortgage for an investment property?

We currently live in our house and plan to for another 5 years. We then want to turn it in to a rental. We are considering adding solar panels which will cost me nothing for the panels but need to sign a 25 year contract with the solar company. I plan on holding the property but am concerned with having to rent it out and forcing tenants to only have solar as an option? Is this an issue anyone has dealt with and does anyone have and advice?
