I don't think your results are terrible.  I have done a good amount of mailings and my results were similar.  Glad your flip was a success!

Hoping to see everyone tomorrow morning! Parking is available in the parking lot of the building but the spaces fill up quickly so you may have to find street parking nearby. There is a parking garage a few blocks down if you can’t find a space anywhere closer.

@Rita Lo I second the Trulia site for finding open houses and/or Zillow. They pull directly from the MLS so you will see all that there is to see for that upcomming weekend. I'm a Realtor in NoVa and a lot of my open house guests find the open house from those sites. I believe Redfin is also another one that shows all of the open houses. Your Realtor can also pull the list of open houses on Friday afternoon and send them to you as well. Best of luck!

With regard to renting out the basement of a home or finding a home with an inlaw suite, while many people do it, it's not allowed if the home is zoned single family - which most are here in Nova. Realtors aren't even allowed to list a basement for rent on the MLS. Of course, they still do it. I have seen the local jurisdiction find basements for rent on the MLS and the owner gets in trouble - I'm not sure to what extent though. I don't know if they enforce the fines but I wouldn't be surprised if they did. So yes, many people still do it, it's just technically not allowed unless you get the home rezoned as a multifamily (which most likely isn't going to be approved by zoning anyhow). They don't make it easy on us here...LOL.

Hi to everyone here in Nova!  @Austin Wise I agree with you on the Southern VA area in terms of looking for cash flow. That's what I do. I do flip in Nova though. I am hosting a meet up in Manassas next Saturday (27th) at 10am. It's posted in the events section here on BP. Hope you guys can all make it.

I would suggest contacting a seasoned property manager bc they will have seen a lot and have some great suggestions. I have worked with Platinum Property Management and they are good. I believe they manage over 200 homes currently. They service all of Nova and their office is in Old Town Manassas.
