I am interested.  We are finishing a flip in that area right now.

It looks like a full ban on type 2 STRs will take place by 2022.  On Tuesday the city council approved changes which ban non-owner occupied STRs.

Jason Steinberg at ECR is a good guy.  I used him for my office lease.  Their company handles a large number of properties around Austin.

One of my hobbies is triathlon.   Many people who are into triathlons love to talk about it.

People who do not do triathlons often wonder why would anyone want to do something that requires so much effort?

I learned not to talk about triathlons or give very minimal answers when asked about it.  Bottom line is different people like to do different things.  That last sentence usually draws the discussion to a polite close.

You most likely are not going to sway negative people into valuing real estate investing so don't spend energy in a pointless argument.  Keep doing what you do and don;t sweat what others think.

My wife started with Keller Williams.  They provided a lot of training which I think was good for the new Realtor.

@Anderson Dowling  If they bounced a check, how much do you think you will get out of them in small claims court?  You may get the judgment in your favor, but you still have to collect.  After time and legal expenses, you are better off just moving forward and focusing on getting the place rented to a quality tenant.  It sucks, but it is best to just move on.

In my area we are required by code to have a vent to the outside.  You may want to check local codes before going ventless.

Oil really is not much of a factor in Austin.  The largest employers here are the state, university of texas, and then the high tech industry.

I used to work for DPR which has a strong presence where you are.

That is tough because I had a package price for plumbing, electric, and HVAC.

If this one room was the only scope each trade did, I would guess $500 for electric, $500 for plumbing and maybe $300 for HVAC.  You still have finishes to add in and drywall work.
