Hi @Randy,

Just curious, what numbers make sense to you for rental properties in the Sacramento area - Rent/Value, ROR, LTV, hold period, etc?

Hi BP! I'm looking for some insight on The Iron Works Community in Sacramento - I'm interested in buying a rental unit. Listings for a 2 bedroom / 2.5 bath (1,320 SF) have been coming up on the MLS at a range of $390K-$410K. HOA dues are $100/month. With such close proximity to downtown and the new stadium, I anticipate appreciation. Does anyone have a solid idea of potential rent on these units? How about Airbnb?

@Tim Kunz @Frank Lienert , I did ask about HOA fees and was told the rate was $150/month.

The sales manager who I spoke with mentioned many investors have been visiting the community but just standing on the sidelines, and only few have purchased. I also agree with the lack of cashflow now, but the potential for future appreciation. Of course, there is no real way of knowing how promising that appreciation is, nor how long it will take. 

@Account Closed, what surrounding areas would you say show signs of growth and opportunity?

Hello BP Members,

I am currently looking to acquire a rental property prior to the end of 2016 and have been highly interested in the Sacramento market. More specifically, I have been interested in a master planned community named The Mill at Broadway ( http://millatbroadway.com ). Prices for a new construction single family residence range between 300-400K. I am hoping to find more information on rent potential for these units, since surrounding rentals are not comparable to the new construction units at The Mill - any guidance on this would greatly be appreciated. 

Also, any thoughts or opinions on pros and cons of purchasing a new construction unit for rental purposes?
