Really appreciate Michael Haynes the valuable detailed input!! From you so detailed description I connected the talking between inspector and myself together more and understood more the 4 hours saw, listened the inspector did. We located this one without knowledge of power panel but the overall impression of house's not remodeled parts be take care very well. We know we can't handle too complicated remodeling work now. I am learning slowly but it is very new to me. First time in my life, I learned how to paint a room just the end of 2016. 😊 Before it, I will ask others to change a bulb for me. 😳Without find BP, I really will not think I can work or think things like RE. 🙏Russell Brazil!! 1.$5k and you did all by yourself. Hopefully the seller will fix it. I am doubt will like you did for all the house because no problem on other place for power now. 2. the property's age be identified just from one electricity panel! Thanks again! Huiping

"Aluminum wires is in the electrical panel. It is not a hazard, but insurance may not insure with aluminum wiring present". This is the panel in the laundry room with water heater and lots lines.

This is the #1 issue from a new inspection and the inspector told me.

I didn't get an chance to quote insurance yet. Can folks help me understand few questions?

1) How much will cost to replace this panel, especially Tampa area?

2) This is an old property and the seller take care it very well and didn't see any issue now. If the electricity panel will not be replaced, what are the possible consequences?

3) Will insurance refuse to insurance this property or just electricity related (everything related to electricity)?

4) Generally, when the inspector conducts the inspection, he/she will not talk so much and busy but send a report late. Who should help the buyer to understand the inspection repot, and how can a buyer know how much will cost to fix some big issues which can use for further negotiate the price or cost with the seller?

I am wondering why no business wants to stay in FL! Car insurance is expensive and no bundle; home insurance is hard to find one; internet company left.... Do we really bad or the government policies are not good for business?

Can folks share some good SFR insurance (or SFR+car or multiple property+car) company of Tampa area? Can the insurance and flood insurance in same company with a better price?

---You are 100% right: I drove around and found this: one zip code is closer to water and the flood zone is X, and another zone just next to it is AE and the AE is far away from water. Overall this area is close to water.  

---For FL, it is time to consider flood insurance because the cycle of hurricane.

What is the cost to open a solo401 in BOA or Wells Fargo compared to open with some local bank or private firm? Such as $100 per transaction or $500 for one year? Thanks.
