Recently took back a newer 9000 sq ft commercial building.  Nice place.  Need an aggressive sales plan or local investor looking for a great deal.  Open to ideas.

Ripoff report does not tell the whole story.  I believe Jake posted his side of the story for the borrower who ended up being a flake.  I worked for them since 2000 and you  dont see me on this site.   I have plenty of referrals I can share with you where we closed loans for our borrowers.

When you are in business as long as we have been, you are bound to have disgruntled customers.   We cannot help everyone and some borrowers are unrealistic in their values or what they are trying to accomplish.

I believe the require a 1003. Not uncommon.  We do HM loans and require a 1003 as well.  Lender needs the info for their files.

They like deals that make sense to them.   They do have a prepay so be prepared for that if you are not planning on keeping the loan the full term

We have.  I have worked with a BoB Worthington over at Apex.   They have funded some of our deals and also refinanced a couple of loans that our borrowers have in our portfolio.  They do some off the wall things but I wouldn't consider them true Hard Money Lenders.  They definately have their niche in the marketplace.

That is great you found ARV lender. I was wondering do they require you to have some skin in the deal? It sounds like you have a good lender. Hope it all works out for you.
