Thank you for the response! I'm confused though, because if you're saying that 70% ROI might be an overestimate, then does it really make sense to do? If every dollar I spend I'm only getting 70 cents back, then I'm worried that it isn't worth it. Even though there is part of me who wants to believe that it is worth it as they definitely need done.

I am flipping my first house and the house really could use all new windows. Online I am seeing 70% ROI for doing that, which obviously doesn't sound profitable. However I have my doubts on the accuracy of that. To save some money I could try and learn to do it myself and/or not do the garage windows (as that is an unheated space). I need some recommendations or guidance here if anyone has any.

I am looking to get into wholesaling and then eventually buy rental properties so I want to talk to an attorney for formalizing different contracts and things of that nature to make sure I am doing everything by the book.
