Joel: Congrats! For a long time I did not check out BP, but it was so inspirational reading your posts and others' comments today! Perhaps you have doubled or tripled your portfolio in the last 4 years, since the day you closed on your 16-uni property.

As for myself, I am getting my finances together for a 24-unit property that I am eyeing. The scary part is, I have never had any RE investment or property management experience. I even got ripped off when renovating my own primary home. I still believe in RE, and especially now when I am selling my land overseas I have extra cash that needs to park somewhere. I am thinking, maybe I should get a part-time PM job just to learn the rope. So any advice from you will be greatly appreciated.

if you want to pay off your house fast, why don't you make extra payment towards the mortgage using your savings, and every time you receive a paycheck, instead of going through that HELOC route?

Your HELOC rate is usually a few points higher than your mortgage rate, so you end up paying more interest while still paying the same amount of principle.

And if your mortgage rate is higher than your HELOC rate, it's time to refinance.

You are absolutely right, I should run it by my prospective broker(s) first, out of respect for the broker, but also to make sure i do it correctly to avoid all possible pitfall. This is not an offer of inducement as I am not trying to obtain a listing or get a buyer to sign up with me.

Once licensed, I can only offer my services to an investor who is willing to coach me in REI. I am not interested in becoming a full-time salesperson.

In MD, it is not illegal to give rebates to my client, as long as i fully disclose it in writing to all parties. That is my understanding.

I can get a half day off from time to time when needed. I have a good job and do not want it to be in jeopardy, at least not now.

I am about to finish my online RE pre-licensing class (99% done, still need to take final exam) and plan to take my licensing exam in July. Please recommend a good broker company to affiliate with where I can learn more about RE market in Maryland.

Also I am considering providing services to an experienced investor for free for 6 months, i.e. at the end of the day, you will receive my commission check back when you buy/sell your investment property, in exchange for your mentoring. Thank you all!
