Also forgot to mention ,there is an unfinished 1/1apartment on top of second unit which has a posibilty to rent for 800$

I know it is a negative cash flow ,because the rented one is low rent and typical market rent here is $1250 .But i got no choice but to keep the tenent till Lease expires .Going to take a physical look at the ppty on monday and will update more .

That was a good tip you threw at me ,you are right ,if i am doing a heavy repair i should expect any big ticket items showing up in some time ,so i can reduace the capx to 5% .What do you normally put for CAPX? Just curious .
Also a correction ,i am not paying 318,i am paying 118 and the arv is 180. I dont know from where you saw 318? and ARV 350 brother .
But you surely thew some light on me by mentioning about the 30k repairs and CAPX and maintence .Thanks Bro

I never can get a cash flow above 100$ when i do the rental calculator.I typially put 6% vaccancy,6%repair,6% capX
What am i doing wrong that my cash flow is low and my ROI is very low .
I put 7.5% down ,is it the low down payment that is giving me the low cash flow??

Thank you Mark. After seeing the comparables i feel the duplex is way overpriced and my numbers arent working out. Also showing only after contract doesnt give a good impression about the sellers motivation.

Should i be concerned with the total assessed value?
Also where on the PDF report can i find the Total return because in one of Brandons podcast he mentions The minimum Total return he goes for is 15%View report
Listing agent says SHOWING AFTER CONTRACT ONLY. Agent is the owner of the PPTY. Is that normal??
