I am buying a new small single family house with 1250sqf. The house was built in 1950’s (many houses are this old in the town) and is renovated, is over 400k because of the area is in the A neighborhood. Anyway, today we had home inspection and the roof was found to be very old at least 15 yrs. but it works just fine. I am not sure of the material but The roof is filled with gravels. Inspector found that water was not draining well to gutter.

In this case, should I negotiate with seller? If that how much should I ask for credits? I am thinking 10-15K altogether with some other minor things..
