Hello @Jake S. I'm from the Twin Cities too : ) That is the next area I plan to start investing in.
I live in the area, average rents for apartments are in the $1300-$1600 range and its close to a college in the area. I did the analysis with the lower end range, actual rents will depend on the quality of the renovation.
I plan on self managing, I have over 13 years of asset management for multi million dollar assets (Multi-Family,Commercial portfolios) here in the Georgia market and have grown very familiar with managing value add CAP X projects.
My plan is to partner up.
Were these the only two things that stood out for you on the analysis? It was my first time using the analysis tool on BP, wanted to get a second opinion on what my results were. Thanks for your insight!
