It's not stabilized. Looks like it's about 30% occupied.
There is probably still 25% of the complex that needs updating.
It's not right for us right now. But we told the seller when stabilized and cash flowing, we'd like to revisit.

Dave, thank you for the dialogue my friend. We've chosen not to do a formal due diligence including ARV projections, cost per sq ft of rehabs in that local market etc, local title company selection, title search etc.
This file may not proceed as we are dedicating resources to those with a likely probability to close.

I would sell it for $4k, total. As in, $4k to the buyer. Buyer pays closing.

I've got a chance to pick up one in Flint in 48504.
Rehab started with new subflooring and drywall hung.
Would sell it for $4k.
My question, is Flint worth taking this risk?
While not a huge number, it may be a too distressed market because of the perceived infrastructure issues.
