Hey everybody!
New guy from near Memphis with lots of questions.
Here is one that I don't have an answer to but it would appear to a newbie to be a nice one.
It's a case of the worst house in the best neighborhood.
The home is 8,000 square feet. Appraised at $811,000 and foreclosed on for $550,000.
It's beautiful and its REO and not MLS listed.
What would you do and how would you do it?
This may be a broad question, but I am intrigued to no end on how to make money on this for myself and others.

Newbie REI based near Memphis.
Former Stock Broker ran into an old colleague last summer and asked what I knew about real estate. I told him nothing!
Not any longer. After exhaustive due diligence it feels as if I have found a gold mine. I used to call clients all day offering them 5% tax free muni bonds and they bought as if they were starving for them.
I now see the returns using tried and true real estate methods and can understand why this is a path that many travel.
My area of focus has been on highly specific notes and have identified the top paying areas of the country.
Developed a methodology including extensive due diligence as well defining entrance and exit strategies.
A goal on BP is to identify partners and HML’s that wish to include these collateralized debt obligations to their portfolio.
