Hi @Ali Boone

For now i'm undecided as there seems to be so many places (Other than Southern California) where the RE market is stable and affordable. So far my market research leads me to believe that I'll find the best prospects on the outskirts of large metro areas, and I've decided for now I'd like to stay within the western U.S. That helps narrow my search down to cash flowing properties that are (1) outside big metro areas and (2) west of Denver, haha... I still have some more research to do.

Hey Everyone,

I'm Ian. I've been following this site for a while as I continue learning about real estate investing. I figure it's about time I actually introduced myself. 

I'm in my mid 30's and have a full time job in IT. I don't have a huge lump of cash on hand, so I feel that i'm priced out of investing here in Orange County and am now researching other locations in and outside of California where I find an investment property with positive cash flow. 

Right now I'm Interested in finding more information on long term out-of-state investing and local meetups and investor groups around the Orange County  area where I can learn more real world information. 

Looking forward to connecting with more people from this site.

I'm facing the same dilemma. The stock market is going on a 6 year run that has been great for my IRA accounts since I've added a lot of principle near the bottom, but dumping my liquid cash into mutual funds which are at near record highs does not seem wise at this point.

If the fed does raise rates this year as anticipated we should all get better returns on our savings accounts, yet (i believe)  vast amounts of money will flee the stock markets in search of safer havens which actually pay some kind of yield.

So for now, sadly my liquid assets are staying in a money market account until I can find a good real estate deal that will give some cash on cash return which right now is also very hard to find in Southern California.  I'll be following this thread to see if anyone has some awesome ideas.
