Hi all,
There’s a few posts here about a utility cap. Can someone drill down a little further on this? Perhaps even provide verbiage from your lease? Seems like it would get sticky handling this with a tenant, or put them off of renting with you entirely…

I've had cats destroy a couple faux-leather couches recently, so looking for insight on the best couch material for longevity. Also, I realize the best answer to my question is, "don't allow pets". ;)

Hi all,
Talking with a seller tomorrow about buying a duplex from him Sub To. And I'm probably an idiot but I can't seem to figure out what exactly happens when I take over the payments. Am I sending his mortgage company checks with my name on them? A little confused... Thanks much.
