Hello BP World

I have been reading the 12-week year.

A fantastic book about how to be more productive in life. One of the core concepts the book talks about is having a peer group to keep each other focused, encouraged, and moving forward toward accomplishing our personal goals. 

Would anyone be interested in forming such a group and meeting once a week?

I went on a search for HUD/Foreclosure homes in a city about an hour away. In conducting a web search there are plenty of websites that come up charging monthly fees.

Is there a good website to use or is the best way to go about make a trip to their city hall and retrieve the list?

Appreciate the feedback everyone.

What it is, in my opinion, is I did my first deal like I was going to live in the house. Now that I got a taste I want to do another deal but I know that my funds are limited.

I know there are many creative ways to finance a new deal. But I have never done any creative deal as of yet and I really interested in doing BRRRR's. Its feels like I am back to square one again even though I have done my 1st deal. Where do I start? Is it by finding the deal? Securing the money?

I recently closed and am renting out my first property. I am being told by many people that I will have to wait years to build up capital and equity to invest in my next property. 

I believe that I don't need to wait a few years to secure my next investment. I am looking for some tips/guidance on how to secure the next property.

I am also ordered the 90 days of intention journal and would like to find an accountability partner so we can help each other turbo charge achieving our goals.

I read a few of the wholesale newbie questions I was hoping to find the answer to my question before posting. If there is a post that answers this question please post a link.

I am working with some wholesalers who luckily are very reputable and friendly. When I get emailed a posting all they list is the asking price and the number of bedrooms and bathrooms. What other numbers do I need so I can accurately evaluate a property using the BP calculators?  

Would I need different numbers if I considering doing a flip?

Thanks guys for the feedback. I really appreciate it. Being that I made a lot of rough estimates on the numbers. Are there numbers that would make this deal work?

Being that there are a lot of inputs in the calculator. Which numbers are key if you want to be a "Buy and Hold" investor?
