In the report I am the landlord.
This is a old sample property I found on a wholesaler site.
I decided to use it to start learning how to analyze deals.

*This link comes directly from our calculators, based on information input by the member who posted.
This is my first wholesale deal practice analysis. It doesn't look like a good deal from the numbers I put it. Since this is my first practice I would like to know what numbers I got wrong, what numbers I missed.
Thanks everyone in advance

Hello everyone
Like everyone that posted on here I am new to BP.
I am updating and adding information to my profile. I am tossing around the idea of creating and posting a video on my profile. But I am not sure what to make the video about? has anyone done this on their profile? any suggestions?

Hello everyone
First off I am so very thankful for finding bigger pockets.
Most of my life I have moved around due to the military and never really settled down anywhere. Now I am in a position where I am somewhat settled and decided to look at real estate to build a passive income stream and be able to walk away from working full time. Before I found bigger pockets I felt so very lost and was in danger of making an ugly deal.
Since bigger pockets, I have started to put money aside to build capital for my first investment. In the meantime, I have been developing my own "education plan" per say. There is a TON of information and it's easy for me to be overloaded with info. With that in mind, I have been going through the "ultimate beginners guide" taking notes, reading some of the referenced blogs and about to buy a series of books.
With all that said...
Is this a good education plan?
Should I go through the guide from A to Z before I start analyzing deals?
Post: How to use the rental property calculator

Hi Guys
I started to play around with the rental property calculator and quickly found out that there is a lot of information that I don't know and/or not sure how to find it.
I am attempting to get familiar with the calculator so I can find and negotiate a good deal for when I attempt to buy my first property. Is there a "cheat sheet" of some kind on where to find certain figures?
Thanks in advance!

Thanks guys for the welcome message and the advice on where to start. I am excited and nervous about doing this. At the moment I am putting money away so I can make a decent down payment on my first property.

Hi everyone
Newbie investor.
I just found one of the bigger pockets books recently.
I currently live in an RV and my ideal first investment would be a duplex that I can completely rent out. I love RV living and rather keep it that way.
