Hey German - I looked into this strategy with a company that builds prefab homes in the Southeast and found that it is roughly the same price to build prefab as site built. The advantage to the prefab is the speed at which you can complete your project. You can have the house in production while you are working on permitting, site work, and MEP connections. The downfalls are that customization can be limited depending on the company and also you will need very clear access to the site to deliver the pieces of the home and drop them into place.

Hey @Laura Casner I am in the process of building an 800 sq ft A frame from DEN Outdoors on 1.8 acres near Ellijay. Some really great points have been brought up already and one I would emphasize is site utilities. On these sloping lots you need to be hyper aware of where you can place your septic tank and drain field. For example in the county I am building in you need to have your drain field at least 100' away from your well and there is a maximum amount of slope the drain field can sit on. It also has a distance it has to be from flowing waters like a creek. Additionally keep in mind a well drilling truck is about as heavy as a fully loaded concrete truck and as long as a school bus so access for your well location will drive your feasibility as well. As previously mentioned here getting power to the site can be tricky. You can pretty easily see where the closest power is whether it's a power line or under ground utilities with a transformer. Keep in mind power will only run so far without adding an additional transformer due to voltage drop. This would really only apply if you were building on a 10-20 acre site and your properties were pretty far from the main lines. Happy to answer any more questions as I know building small structures in remote locations can be daunting.

I'm in the preliminary stages of a tiny home development in the Atlanta area. I am not sure how they stack up in the STR market (as mine will be for sale) but as someone mentioned previously Robuilt has some good content on this.

@Raju Balakrishnan I would say using the DEN plans was much faster and cheaper than going through an architect for a custom set of plans. I did do some modifications because I felt the plans were a little over built for our climate here but that only cost about $1000 which including the cost of the initial plans is still significantly less than a custom set.

Hey @Raju Balakrishnan the heated sq ft is around 800. My all in cost including land, septic, well and furnishing is in the $275k range. DEN was the only company I considered for this particular project. They have a really strong social media following which helps grow an instagram account for a short term rental. Also their plans seem to fit will with the aesthetic and mountain cabin feel I was going for.
