@Dave Anstatt, thanks for the info. Regarding the properties you purchased, I'm curious to know how you paid for those. Are you using your own capital or are you using another strategy (HML?). Also, did you have any issues with getting a clear title? Did you have to settle any liens? Thanks...

But I do believe it was a PM that he had worked with for several years so there was an established relationship and trust already there.

Yes, that strategy was discussed in one of the podcasts recently.  I believe it was #202 with Mark Walker.  He mentioned partnering with his PM on a deal and thought it was a win-win since the PM had a vested interest in controlling costs and maximizing the performance of the property.

@Will Pritchett, honestly I'm open to whoever will give me the best rates/terms. I'm just interested in talking to a portfolio lender because the few banks/brokers I've talked to so far either don't do investment property financing or just aren't very familiar with it. I thought it might be best to begin developing a relationship with a portfolio lender, that knows REI, now so that when/if I want to acquire my 11th+ property, I already have that trust/reputation established. Hope that makes sense.

Hey SA BPers.

Do any of you seasoned investors have a preferred portfolio lender that you like to work with?  I'm researching financing options for a deal but my personal bank doesn't do financing for investment properties so I would greatly appreciate any recommendations anyone might have for an investor-friendly lender.  I've looked at RBFCU but they only do 15yr notes.  I'd prefer 30.  I have excellent credit and solid W2 income.  I just need a good lender that understands investment property financing.
