Billy,

We have closed lots of deals without using realtors.  I would definitely recommend using a title company though and not an attorney.  We recently ran into some major issues trying to close a deal that was previously "sold" outside of a title company.  I think this would be a simple discussion with the seller explaining that you wanted to closing to go through a title company without agent representation.

Hey guys,  I am an investor in Kansas City.   I sell a few turn-keys here and there to fund my own portfolio and I would like to help my buyers grow faster by offering 10% owner carry-back.  I am looking for suggestions on banks that would allow this.  Thanks in advance!

@Greg W. - I think its going to be worth your time to suck it up and pay for a an hour of attorney time on this one.  A lot of attorneys will give you a free consultation.  I would have him review your claim and write a letter to the previous owner stating your plan of action.  If the letter comes from the attorney, states specific legal reasons why you are entitled to reduce the amount due on your note, I the previous owner will be much less likely to protest your claims.  Good luck!

I am an investor in KC with a mix of SFR and multi-family properties. I am involved in a couple real estate ventures, we are primarily buy and hold, but we also do a few flips and a few turn-key's for other investors to help fund the growth of our portfolio. We come come across some great deals fairly frequently. Our most recent purchases were duplex (10313 E 39th Ter KCMO 64133) purchased for $115,000 with rents of $875 & $825, we are also closing on an 8-plex in St. Joe MO next week that we will be renovating and getting performing a little better. I have not been investing very long myself, but similar story, I only have 7 units in KC, but I have done a lot of networking and I think I could help introduce you to a few poeple.
