Very True, using a trust to lend with is a good way to bring many investors into the project. I did not know that HML's are more expensive. Interesting!

Best way to invest in real estate is by saving cash...being over leveraged is a very dangerous game. @Pouyan Broukhim

Over Leveraged, I totally agree with. I would recommend someone never go over 50% of their HELOC. Plus, I know that wealth is created out of debt, that is GOOD debt.

By using a HELOC for your flip you are being wise and using money the way it should be used. Good @Armand P.

    @Account Closed Others my do 100% funding but Boaz Capital Group does not give 100% funding. The borrower must have skin in the game. We do however give 70% of the ARV. We lend in all states.
