I would reach out to some contacts at local banks... With inventory levels so low the best potential for these may be a bank contact. In know Bank of America has a loss mitigation department. I would also suggest seeking out pre-foreclosure leads to get folks over leverage in properties

A bridge/gap funder is like a funding partner that can fund the down payment or rehab costs for acquisition from the bank. 

You can have a conversation with the owner and discuss purchasing the property and paying up the back taxes to stop the sale. Keep in mind there maybe other liens against the property as well. Hope this helps and good luck with the deal!!!

Dave Olverson I too have been looking at Durham NCs growth and also inquired about multi units there. I would say that if you plan on living in a unit I would look at possibly a duplex that you may have potential to them rehab and retail....
