I have used Smartmove in the past. I felt it was very easy to use and gave good results. My only complaint has already been voiced, in that my applicants would say they did not receive the link. It could be going to spam, they could be lying, who knows, but it can add time and frustrating to the process for both.
I was using Smartmove to bill the fees directly to the tenants. Maybe the above problems would be resolved if you take their money, and input all of their information directly? Not sure if it gives that option or not.

I'm not sure I agree with Kyle. It may be up to a judge to decide, but I believe we always had to depreciate for age.

I am guilty of doing this when I was young and dumb. I had tenants paint, do yard work, etc. The problem is if you are "paying them," then they can be considered an employee and you would be required to carry workman's comp. If they get injured while working off their debt without the workman's comp, your in for a rough lawsuit.

To elaborate on Jake's post... Perhaps, as indicated by the number of votes somebody gets in a particular category, they get a badge on their forum posts showing they are knowledgeable on a topic? Sort of a cross between our current voting system and the badges used by Yahoo Answers.

I may be reading this wrong, but when you write "renter," I hope that the renter you are writing the letter to is the one who told you they were keeping the dog. You don't want to call out your other tenants if they are turning somebody in. You can say "it has come to our attention that..." Naming names will make your other tenants not trust you, and cause a lot of tension in the building.

I am not the one to answer your tax questions, but I have a question of my own.
Under what circumstances are you losing EM? In most contracts, the EM is fully refundable based upon several conditions. I don't think I've ever seen one not be returned to the buyer if they walked away.

You can sue anyone for pretty much anything. Your real question is, "Will I will this suit." That answer is a bit more complicated. My guess would be no. If the inspector was a city inspector, I wouldn't expect them to take any sort of responsibility. If the inspector was a paid contractor, I'm sure whoever hired them signed a release stating they were not responsible for errors or omissions. (Of course, they should have insurance, just in case you do win) Your best bet would be to try to figure out why the contractor didn't do what he was supposed to do, and get him to make it right.
