Hello everyone!

Background: Just Bought SFH for rental. The property had tenants. I switched the property management company. After getting some details, I got told by Old PM and listing agent, that only the tenants have the property keys (the PM doesn't).

How popular is that? -  that only the tenants have the property keys? 

Now, the new PM told me, that she will ask the tenants to copy the keys. Now, I wonder what should I do, if the tenants say NO? - that they are not allowing to copy their keys.  One detail that might be relevant is that their lease ends at 7/31/19, and probably they want to continue renting the property.

HI dear all, 

I just close my first SFH rental deal in C+ neighborhood. While working to set insurance, I've noticed the insurance company DOES NOT cover intentional damage caused by tenants. They said that maybe some company can cover it for a very expensive fee (above 120$ per month).

- As a beginner in RE, I am wondering, how do you PROTECT yourself from such a scenario? 

I understand that a good screening process can make a huge difference. 

1. How involved can I be in the screening process? and what should I must verify in it? 

2. I've heard about "keys for cash" concept, which basically means reward the tenant with 500$-1000$ (I should get 900$ rent), if he didn't ruin the house, when the lease ends. What do you think about that? Does anyone do it?

HI Dear experts!

Just bought my first rental SFH in 64138 KS, MO. I living out of USA. Wonder if anyone has any beginner tips?

Some background: The SFH has already tenants, I have PM and set insurance.

I am trying to understand If I miss anything; Things like special rules in KS that I should be aware of maybe? Or any specific things that I should be aware of. Did you have something, that you wish that someone would tell you after your first SFH?

Would appreciate your tips.

Hi investors/pms/good people :)

I am about to do my first agreement with PM. I read some property management contracts; In all of them, the agreement was for a YEAR period. 

How common is to make an agreement on MONTH to MONTH base?  

Since it's my first SFH in the area (64138 KC, MO), I want to judge the PM by performance/personal experience. Sound legitimate? Can I expect PMs to agree to this kind of request? (starting with Month to month contract)

Hi All, 

I am just about to close a deal for my first SFH at KS MO.

Currently, working on insurance, trying to understand "Tenant protector plan" (by NREIG). I feel like I missing something in the picture. Why should I pay money to make insurance for the tenant?? 

I am adding here, their Brosure, that explains it. 

At this point, I can't really see a reason to get that Insurance for SFH.

I'll be glad if someone could show my new perspective.
