I would greatly appreciate PM recommendation. The 2 most important things to me are trustworthiness and great service experience working with out of states investors.

I heard about the PM: "Property Management Inc", "premium property management" and "Meridian Realty & Property Management LLC".
Does anyone have any experience with one of those?

As an out of state investor myself, I am working currently with clear title company. It is the first time I am working with them, so I can't share experience yet. But soon I would be, in case you would be intersted ...

I am an out of state investor.
While planning to buy SFH in KS MO (fairwood-and-robandee), I was wondered:

1. How common are tornados in KS MO? when was the last one?

2. Is there Insurance that covers tornados damages? If so, does anyone has any estimation for it?

I just got into inspection period for SFH.

It has renters already.

Should I specifically pay attention for something when buying a house with tenants?

My plan is Buy&hold, so it basically sounds like a good deal to have tenants already.

From the other hand, maybe the seller can hide defects more easily?

I highly consider purchasing properties for BUY&Hold in Independence, specifically in E College street.

Can anyone share his thoughts on how bad crime rate there? would you consider that a warzone? type D neighborhood?
