I've got two deals Im currently working on to keep as rentals in Louisville, and I've been having a heck of a time finding a property management company.
I've called all of the big ones on google and haven't really been able to get a hold of anyone, so Im reaching out to you guys!
If you've worked with any good property management companies in the Louisville area that you would like to recommend I would greatly appreciate it!

I'm currently working on focusing my marketing a bit more on certain markets rather then just using the shotgun approach for the entire U.S. And Chicago is one of the markets that I really want to focus on.
Im rolling out more and more marketing to Chicago and surrounding suburbs, so someone local that could help with occasionally meeting with sellers, doing some minor repair estimating, and taking pictures of properties would be a huge help!
I will of course compensate you for your help and if you're new to the business I'm sure you can learn a ton by doing something like this.

@Austin Faux Thank you for that! I've heard of people using land trusts for sub to, to protect themselves from the due on sale clause. I just didn't know exactly how it was structured. Thank you for all of that information!
I spoke with a good attorney in the area and he's going to be handling the whole thing for me for $250. If anyone sees this in the future and needs help with a sub to in Iowa message me and Ill provide his contact info!

Working on a sub to deal in Iowa, and I just need some help in regards to what paperwork I need to close this thing and not have the bank call it due on me.
Anyone thats done this kind of transaction in Iowa, any help would be appreciated! Either what paperwork I need, or a good title company recommendation that is familiar with these kinds of transactions would be great!

@Brian Wheeler Great Job on the first deal! It took me about ~2,000 calls from my site before I closed the first deal. Its great to see all of these other young investors putting in the work and getting deals done!

If you're working with people that don't have much equity you still have options. Usually my go to with low equity is Lease Option, you still make a nice amount of cash up front and a little bit of monthly cash flow if you negotiate it right.
If you would like some more info on how I structure my lease option deals don't hesitate to shoot me a colleague request!

@Dan Walters Thanks Dan I appreciate that, I think Ill knock a thousand off the deposit and just hit craigslist hard posting multiple times per day, I haven't been consistent with that.
Contacting agents is a great idea as well Ill get to that tomorrow.
Im also considering running some facebook marketing really concentrated on that area and a certain age group since its pretty inexpensive.
