Hey everyone,

Me and my wife just purchased a 3B house in Charlotte, that requires quite a bit of work, and we are looking to expand our network here, as we are new to Charlotte, so this is sort of out-of-state investing for us. Would be glad to connect and visit any virtual meet-ups if they are happening!

@Craig Bellot do you also consider anything below 1% rule "too high"? I am trying to understand when properties below 1% might make sense if at all? Recently i was shown ~0.65-0.7% property and seller and my agent were convincing me that this price makes sense because the current rents were "under the market".

@Michael Cavicchi I want to buy and rent out 3-4-plex. I am comfortable with 1-2% rule.

How do you acquire such cheap properties? Direct mailing for motivated sellers?

One more here from Stamford. Been checking MLS for last 2 weeks and everything is a bit below 1% rule. Why it does not make sense, if there is say upside for renovation? Or it should be above 1% in current state?
Was thinking about buying a 4-plex In Harbor point, with about 5% cap rate, but not sure after reading this thread. My agent, who i met on BP CT meetup, thinks it can be a good deal.
