Hello fellow investors, i am an investor in springfield, im also an agent. I am able to answer any questions you might have. Properties are cash flowing beautifully in the area, the two sec 8 programs in the area have just raises rents so it can be very profitable if you know how to choose your tenants.

It depends, Springfield is such a diverse town, it all depends on your criteria. 159k can be high or just right. I usually think of the area, the type of tenants i most likely would get (not garanteed), the rents i could collect. It also depents on your RE strategy. I do mostly for passive income.

Bought my first duplex 11 years ago when the market was about to explode, :/ i over paid for it, but Ive kept this specific property in good shape and do the necessary updates, today is cashflowing beautifully :). Keep in mind you have a crapy rental you will get crapy tenants. Feel free to ask any questions, good luck

Hello, this is common malpractice. I am an agent/investor in the Springfield area. Having one tenant paying the electric bill of another is not only illegal, but its unethical. Thats not the way you want to start your business. Do you know if your agent knows anything about RE investing? S/he should be able to tell you more about water bill in the area. This makes me wonder what other information that can get you in trouble they have suggested you do. Think about this, after the closing, you not only own the house, but also all the responsibilty that comes with it. Private message me with any questions.

Please private message me with specific questions.  The house is currently rented for 1,200. Many things were done before I rented a year ago. Switched from oil to gas, so it is a brand new energy ef. gas furnace, water heater is also new. Wood floors were finished. 30 year shingle roof was done about 4-5 years ago, as well as, all windows. It is rented now for 1200 instead of 1300 that I initially listed because is straight rent and tenant is taking care of everything, lawn, snow. I pay for water and sewer which is around 35 to 40 dollars a month. trash bill is 90 a year, tenants pay the rest of the utilities. This tenant lease is up this coming month and i informed him of my plans to sell the house. I also listed the property on craigslist for 1300 and i have had many responses, sec 8 will cover it no problem. I have other properties with sec 8 and so far so good. Ive been doing it for 11 years this august. What else? Taxes around 1500-1800 a year. Insurance last year was 117, i just renewed this month it went down to 101.
