Most insurance agents will not write a landlords policy in Detroit. You will probably need a fire policy and it's very expensive. Most of the landlords that I know who have houses in Detroit go without insurance.

We gave the banks 700 billion. 2.5 trillion is 3.5 times that much.

Printing that much money would destabilize our entire economy. Aside from the fact that you would be stealing from the rich and giving to the poor, you would have a huge spike in prices.

In early 2009, I was looking at purchasing a new vehicle. Later in the year, when cash for clunkers came out, I looked at the same vehicle and the price was higher even with trading in an old car. The car companies jacked prices way up for that time period. What do you think would happen to the price of everything if a flood of money hit the country?

I would encourage everyone to read the Fair Tax Book. If that plan was implemented, there would be no income tax or withholdings. There would be no need to file a tax return. Every retail good would be taxed at the point of sale. There would be no more underground economy. Everyone would pay taxes with every purchase. Drug dealers, hookers, and illegal immigrants would all have to pay taxes too.

As far as deductions go, every household would get a direct deposit at the beginning of the month to cover this. Illegal immigrants would not get the deduction.

While cheaper dollars would increase our exports, it will make the cost of oil go WAY HIGHER. We need an energy policy in this country that makes sense. Buying oil from a cartel that hates us doesnt make sense.

Brazil is a huge country and they are energy independent. There is no reason why we can't be as well.

I hope these deadbeats do get busted. When you borrow money, you sign a promissory note that you will repay that debt. These people that think they are beating the system by not paying are dirtbags. It's funny that it will all catch up to them in the end.

If you can afford to hold some, I would strongly recommend keeping some rentals.

While flipping is fun and you get a nice windfall, you are always on that treadmill to find new deals. It will always be feast or famine and when you stop flipping, the income stops. While rentals can be a constant headache, the rents will flow in perpetuity. The amount of money that each house generates is amazing.

I flip houses here and there to generate money to buy more rentals. I just hate to sell at these low prices when I know that they will be higher in the future.

Daniel Walker You sound like a fan of Dave Ramsey. I too am anti debt. However, I would have never been able to buy this many houses without some debt.

You could grow your business slowly by paying cash for your properties. While I avoid car payments and credit cards, I'm ok with debt on real estate since it (hopefully) goes up in value. I would never finance anything else.

So if the crazy terrorists were causing mayhem because they were offended by pornography or a Will and Grace rerun, should those producers be held accountable as well?

I think your idea of punishing the movie producer is like holding beer companies accountable for drunk driving or gun companies accountable for murder. These muslim extremists are nuts. They cannot be reasoned with.

Remember a few years back when some "artist" received a grant and made some offensive "art" involving Jesus? What if a bunch of Christians went nuts and killed people over that? Should the "artist" then be charged?

If someone wants to mock islam or muhammed and post it on the internet, that is their business. We have freedom of speech in this country and if these muslim crazies can't deal with it, that is their problem.

Sex offenders are the bottom rung of society. Even in prison, they are looked down upon and are the first ones to be beaten or killed. I would never rent to one of these creeps.

Even if you thought this guy would be a good tenant, your other eight tenants might move out when they find out that a pedophile lives in their building.

These types of scams are common with CL. The whole "you have a rich uncle that died and left you millions" scam won't fool anyone these days.

The newest one I have noticed is when I put free stuff on CL. I often put free broken concrete on there so I don't have to pay to get rid of it. Lots of people are willing to pick it up for free.

You will often get an email from someone with a weird name asking a stupid question. DO NOT EMAIL THEM BACK! Once they have your email address, they will send you all kinds of spam and it won't stop for a while.
