Just so you know, if you're working 15 hours or more in real estate in Michigan without a license, you're breaking the law.

I'm curious also if you've contacted the media? The AirBnB thread was very interesting and after the OP contacted a local reporter about it, the story went viral and ended up on the DrudgeReport and various national news channels. I think it could only help your case against these filthy dirtbags.

I see that this is an old thread, but I have a question that pertains. @Chris Martin might know the answer, or maybe @Bill G

I have about 14 mortgages in my personal name and 1 in an LLC that was obtained with a commercial bank. I recently pulled my personal credit report and the commercial loan is nowhere to be found. If I took out five more commercials loans on five free and clear properties, I could pay off eleven mortgages in my personal name. This would leave only three mortgages in my personal name.

The question I have is would a regular bank see it this way that I only have three mortgages? It would allow me to refinance a vacation home and get long term financing with a low rate. Or, would they still look at the commercial loans in a single person LLC and say that I'm over the mortgage limit?

Does anyone have any experience with this?

I've found that it takes quite a while for a house to cool down when the furnace breaks and can always wait until the next day. I keep a couple space heaters on standby, but the best thing the tenant can do is boil water on the stove.

I had a furnace break the winter before last on a Saturday at 15 degrees. The heat exchanger was cracked and my furnace guy couldn't get a new one until Monday. The tenant was going to leave and go to his daughter's house. I told him that he's the "captain of the ship" and needs to stay. He had a space heater and then boiled water on the stove. It was small house and never went below 65 degrees.

I know a guy with rentals in Detroit and he can't even have carpet installed until the day a tenant is moving in. Otherwise, it will be stolen along with everything else.

I know another guy that makes a living removing the furnace, water heater, and appliances from houses in Detroit when a tenant moves out. When a new tenant is ready to move in, the same company calls him to bring back the furnace, water heater, and appliances. Not very cost effective.

I know another guy that bought a house down there. After about a month of having everything stolen and then having a murder on his front lawn, he walked away.

My accountant has apartments all over Detroit. He has stories that would be unbelievable if I didn't know the source.

My wife's friend is a Detroit police officer. She tells stories about crimes that happen that don't even make the news. If a murder happens in the suburbs, it's a huge story. When murders (daily) happen in Detroit, most don't make the news. If they did, there would be no time for sports or weather.

If you want to invest your money in Detroit, that's fine. I hope you do well. Just keep in mind that when it looks good on paper, it's not always the case. There are things that will happen that you have zero control over.

We are having a HUGE problem in our area right now with thieves targeting open houses. It's pretty much impossible to screen people off the street when you're inviting the public to come in. You can do all the screening you want, but knowing how to fight AND carrying a weapon(s) should be something that you do.

I agree. I like to see how the children are bahaved and how they interact with the parents. I once had a coupel with two kids look at a house. The daughter was about foyur and had taken off her shoes and sat down on the floor against the wall. Her mom told her to put on her shoes and she didn't. The mom then slapped this little girl accross the legs really hard. She didn't even flinch. She already had a high pain tolerance. I wondered what happened to her when there weren't other adults nearby.

Another time, I was shoing a house to a single mom with a horrible kid. He was running all over the house and then tried to stick her keys into an outlet. I told them both to leave.

I'm not sure if it would be discriminating or not, but I think it's better to see what goes on.

I'm surprised by some of these responses, especially the "gain 200 pounds" remark. First of all, to take that literally, at 5'0" and 295, she would die of a heart attack before a violent assault. The fact that anyone blames the victim of a crime always appals me. This is America. As long as you're not infringing on someone else's rights, you should be able to do whatever you want. This whole mentality of "what was she wearing when she was raped", or "why is she showing homes alone" is ridiculous. Criminals need to be dealt with.

Like Joel, I train in Krav Maga and really enjoy it. You not only learn how to defend yourself, but also how to take weapons away from people. They have morning classes if you don't have "three nights a week". It's way more fun than working out at a boring gym, excellent cardio exercise, and you learn how to save your life. I also carry a gun. You're in Florida. Getting a license to carry a gun is as easy as getting a drivers license.

I hope everyone stays safe and keeps aware of their surroundings. Use your judgment. Profile everyone. If something seems off, leave the scene.
