I have been fixing up a unit that I evicted a tenant from and I have heard water running each time I have been there. I looked for leaks but did not find anything. I noticed the wood floors were not straight anymore and were all warped. At first I thought the floors were warped from the tenants dog ,that they were not suppose to have, since there was urine stains every where and I thought the sound of the water running was from  a shower valve. Then I was in the backyard and notice a water puddle by the house and realized I have an under slap water leak.  All the floors in the house are ruined and have to be replaced as well as the leak fixed. This got me thinking about how I would  handle this if I had a tenant living in the house. Would I have them live in a hotel until its fixed, that could be costly, would I tell them to tough it out and to be patient and that I am working on getting it fixed, that might piss some one off.  So I was wondering on what would be the best solution on how to handle the tenants in a situation like this. Obviously fix the problem but what would be a good short term solution for the tenants while having to deal with an entire house being ripped apart.

Thanks for everyones input, I contacted the police in the past due to some of her actions and basically was told there is nothing they can due and unless the tenants are threatening  me and there is no need to call. Thats why I didn't call yesterday didn't want to waste there time or my own but it may be good just to have on recored. Its actually funny the last time I had the police come over to take a report the officer said well theres nothing we can do but if you end up dead we have a good place to start!!! LOL!! I just want this to be over with and have the house renovated and back on the market for rent. Thanks again for all the insight.

Today I was fixing up a rental that I evicted a tenant from when I was out front of the property the former tenant drove by stopped  and stared me down. I wasn't really concerned with it until the 5th or 6th time it happened each time stopping playing loud music and cursing at me. Its a quite neighborhood and I don't want any of the neighbors to get disturbed since several of them have already stopped by to tell me how much they disliked the previous tenants. How would you handle this?

Also if you google landlord tenant act it will bring it up and you can read it.

Thanks for every ones input. It seems in arizona the landlord has to hold the contents for 21 days after the constable comes to remove them from the property. The contents can be stored in the unit or at a storage facility.   I don't think I can just place there things on the curb.  I mean I could but not legally.  If I used a moving crew the tenants would have to pay the fees associated with moving there contents and the storage fees until they can take back there belongings, unless its clothing or tools used for work. Hopefully there won't be a next time but if i go thru another eviction I will be at the house with a moving crew the day the constable comes out. I appreciate all the feed back. Im in the final stages of an eviction. The constable came out to the property and removed the tenants. There personal items and furniture is still in the house. Now after a month of no returned phone calls I received a call from the tenants asking when they can get there property back. I used a service to meet the constable at the home and have the locks rekeyed.  They also made a video of the current condition of the unit when they entered it. When I receive the new keys I have every intention of giving there belongs back but would you let them come to the property and remove there belongings from the home, or would you remove there contents place it in a storage unit and have them get it from there? Just felt weird thinking about letting them back in the property. What would you do?
