I currently use propertyradar.com to find foreclosures. You can also contact a title company for the NOD list as well.

You always want insurance on the property to cover the building. Renters ins. will cover the renters belongings with in the property if there is a break in, fire, storm etc.. 

Do you have a property mgr and insurance agent? They should be able to help you out. @Ryan Pal

Hey Dennis let's connect I'm in Phoenix.
If u want to use a bank follow all the advice in the post. What I would do is build your skills and learn how to find problems not properties. Learn creative acquisition strategies such as option, lease options, land contracts, sub2, wraps. These all can give u the capability to acquire or control a property with no money no credit.

Do you have direct contact with the seller? Why are they selling? I wouldn't offer any terms until I know what they need. If they're willing to carry there is something going on somewhere. I would then submit a LOI with 3 options to choose from

I would look in to raising private capital. There's over 25 trillion dollars in retirement accounts. I never used a bank on an investment.

Do more of what u love and less of what u hate and tolerate. When u hire the cpa make sure that they invest in real estate themselves. When u hire a real cpa you should discuss a strategy for the year. Most ppl hire a cpa and meet once a year that's actually called a tax preparer. I started by getting quick books online and hired a bookkeeper to maintain the acct. quarterly until my transactions picked up and went to monthly. Hope this helps.
