@Claudine M. The eviction was with my first tenant for the property in Dallas, Texas. This new second tenant is awesome! Always on time with the full payment. I've had the same tenant for the one in Memphis Tennessee the whole time since closing, maybe 3/4 years. I can't remember. He is not as consistent with when he pays and it's in chunks. But he has paid every month. Congratulations going through your first contract with Memphis Invest! They are great!!!

I invested with Memphis Invest. I read a lot of good things about the company before investing so I was very excited to do business with them. Going through the whole process was nice and easy - awesome customer service. They made me feel at ease. I am going through a rough patch right now. One house went through an eviction about 6 months after the deal. Now tenant from the second property is not making payments. So I am hanging in there ...

Good afternoon everyone,

I bought a coop 6 years ago. I owe about 50K on it at 5% interest rate. Similar units in my building are going for over $250K.

I'm thinking about buying an investment property. I started thinking I should refinance my coop with today's low rates  and take about $100k cash out at 3.50 % interest rate. I can then buy the investment property all cash. It sounds like this is good thinking. However I'm new to this and wondering if I'm missing/overlooking anything or if it's too good to be true. 

What do you seasoned investors think?

I don't get to keep the deposit when he gave 3 days notice on a month to month lease? Is that illegal? My sister, my friend, and my wonderful realtor who is helping me talk to this unreasonable tenant all say just return it and have it over with but it feels so unfair.

Now him and his friends have moved out after giving me a 3 days notice (starting on a Friday Night) and he wants his deposit back!

Anyone knows where I can find free eviction forms? Anyone has Virginia's "5 day to Pay or Quit" form?

I need help!!! My 3 tenants' lease ended October 2015. I continually tried to get them to sign a renewal lease or move out but they kept coming up with excuses. One of the 3 move out at the end of the lease. The other two said they wanted to stay but needed a 3rd person. I gave them time to find someone (someone who failed the credit check but they vouched for him. They said they like him and wanted me to give him a chance. If he didn't pay, they would make up his part.) So I said sure he can have an agreement with THEM but I couldn't put that person on the lease. Only two names on the prospective lease. Yet they still didn't sign the lease. Beginning of February a second tenant moved out. Now 3 days ago the last of the 3 said he's moving out by March 1st. Problem is this last tenant moved a buddy of his in there. I told him he could move out like he wants but everyone must go with him. He start raising his voice saying ...I'm telling him to make his friends homeless.  He wants me to let the guy they vouched for and that new buddy of his take over the lease, except they wouldn't pass the credit check. So I told he can just to go ahead and move out or pay rent for March and buy them some time to find a place. He moves out, does not pay March and left those 2 strangers in my house. What do I do???? He, whom I originally had the agreement with, left.
