@Matthew, I started invested in Bates-Hendricks in 2009. Love that neighborhood. Now it's getting harder to find deals.
@Al, the prices are great in Indy. The return is even better for buy and hold :)

I manage three duplexes. One in Bates-Hendricks - $1500 in rent. One in Emerson Heights - $1400 in rent. One in Tuxedo Park - $1200 in rent. On average my renters stay about 2 years. After they vacate, I can normally find another renter within a month. Headaches? No more than SFH. If you do the rehab right and screen your renters, you shouldn't be getting all those calls.

I agree with Arlan. Don't play it too safe. You may have to pay a little bit tuition when you first get started, but you'll learn very fast. I didn't read a book (not even a blog) or talk to any experienced investors before I started investing in 2008. It's all trial and error. Of course a lot more success than errors. My motto is basically "just do it". Good luck!

Welcome to BP. It's good that you have a property manager here that you trust. Does he/she also handle your rehabs? We have both fix uppers and rent ready properties for sale. Let me know if you need any help.

We have sold quite a few in Lawrence as well as Warren Township. Typically they're built in the 60's, 1000 sq ft, 3/1 with $750-800 rent. We have both fix uppers and rent ready/turnkey properties for sale.
