To avoid potential issues, you should extend close of escrow until tenant's are out.

@Melissa S. Yes, I know that Spaces rent prices are pretty high...We self-manage the property and had close family who also live in HR help if we needed anything. But now when they're relocating, I definitely don't feel comfortable managing ourselves and hiring PM doesn't make any financial sense for us as they will eat half of our cash flow.

Zillow is often way off! Have a realtor pull recent comps.

@Chris Lopez I am just trying to explore my options. But after reading all the comments it sounds like MLS route will get me more money even after paying commissions. I think I will negotiate commission rate down in lieu of a referral fee.

when you say to post here on BP with a good price what exactly do you mean by 'good price'? How much lower then market value should I go to attract investors? Property is a turn key pretty much and only 5 years old.

Hi All, we are thinking about selling our rental property in Highlands Ranch, CO (in Spaces community) if our current tenant decides not to renew her lease in Sept. I would like to sell it off market and avoid paying realtor's commissions. Any suggestions for local forums where I can find a buyer (besides posting on Zillow and Nextdoor Neighbor)? Any help is appreciated!
