Toni, in answer to your question "How is title held?" this brings up an important point. Early in my career I made the mistake of holding title jointly with my PI at the time. She fell in love with one of our joint deals and refused to sign the contract to sell after I had a buyer yielding a $28,500 profit in 11 days on a $48,500 investment. From then on I only hold title in my company's name with the PI holding a first mortgage. Much cleaner division of responsibility.

I don't know if Suntrust Mortgage operates in Michigan, but their policy is to waive the 90 day rule if there is a home inspection and second appraisal.

Hi Brad. I did a home in Boynton Beach in a 55+ community. Would not recommend doing that again. Severely restricted my potential buyers and the HOA was not pleasant to deal with. Other than that I have a second home in Lighthouse Point.
