I usually factor 5-10% based on the property condition. Better to err on the side of conservatism, so if you're not sure, use 10%.

Question on the worksheet: If I just bought a duplex for 100K, closing costs of 5K, repairs 15K., 20K down-payment, How do put that into the Cost Information section? Do I just put 100K for Building Cost, 20K for Land cost (closing and repairs)?

I'm an agent in Denver looking to network with other agents in other states. If I come across someone going your to your city, I'll have an agent to send them to and vice versa.

I pride myself on my hardwork and ethics and looking for similar agents. I can especially help you if you have investors looking for CASH FLOW properties in a strong market. Denver had its downturn earlier than the rest of the nation and it appears to be coming out of this downturn. Recent article said it was one of the least risky investor markets. (Realty Times, Jan 2009). :D
