Kristina, which office did you terminate from?  Atlanta office told me they will hold ALL funds until no later than July 1.  I'm waiting on my local PM for a response after requesting an escalation be made.

I have new management in place, it's so nice to deal with a single human being vs Evernest's bots and multiple virtual assistants. I'm sure the tenants will feel the exact same way!!

After you give them your termination notice, how long did it take for you to get your rental payment(s)?  I was basically told 60 days after giving notice even though the management agreement never mentioned this, they said this was policy.  I told them this wasn't acceptable.  Plus they also gave the tenants my email and possibly my phone number too!

Well I finally bit the bullet and sent in my 30 day termination letter on May 1 ending service on May 31.  Now they tell me my account will be closed out and I should receive my final balance due no later than July 1, I told them they can zero out the account for the remaining maintenance reserve but I need to be paid May rents in May cause I have a mortgage payment in June!!!  I told my PM to escalate it up to Josh Long or Gray Hall, this wasn't mentioned in the management agreement at all!

Now I definitely can't wait to rid myself of this horrible company...

@Meghan Hunter When you get @Spencer Sutton and @Matthew Whitaker to respond to a BiggerPockets thread, you know there's a serious breakdown in their operation. Those two built the company. Matthew is the founder and Spencer helped him scale the company.

@Phillip Austin Thank you so much for responding to this thread! Since you were a Director of Ops, I want to ask you a couple questions.  

First question - If an owner informs a property manager that a neighbor called the county to report a water leak outside a home and the county shut off the water, should all that information be immediately relayed to the tenant?

I asked that same question to a team lead but he wouldn't answer me and I'm currently waiting for Gray Hall's response to that question. 

Second question - Have you always called Evernest the "Walmart" of property management cause I used the same term earlier in this tread!

Spencer and/or Matthew, if you see this post please feel free to answer my first question or nudge Gray to give me an answer.  All I can say is thank god for public forums like BiggerPockets that allows us small potato folks to communicate and share our real world experiences with the big boy institutions!

Has anyone else been contacted by anyone at Evernest since this discussion started? I haven't gotten any resolution...or any response from one of the "higher ups" for that matter. It's disheartening, to say the least. This shows the continuation of completely overpromising and absolutely underdelivering. 

I sent Spencer Sutton a DM last Thursday letting him know that I haven't gotten any follow up from him or anyone from Evernest.  Friday, Gray Hall finally texted me back after multiple text follow-ups from me. He asked me how they could resolve the issue and I promptly replied back with the resolution.  He hasn't replied back to me yet, hope won't taken another 6 weeks for a reply.  I hope everyone else is having better luck....

@Meghan Hunter Oh man, that's horrible...  I would have sent space heaters to your tenants via Amazon.  Have you called the Evernest number and chose the prompt for tenant emergencies?  Hopefully you can talk to an actual person located in the Philippians or Mexico who can send an internal IM to someone local?  <- This is how Evernest works whether you are an owner or a tenant....

@Matthew Whitaker Please nudge Gray Hall to respond back to me whether through phone, text, or email.  Kind of ridiculous it takes 10 requests to get 1 reply from him, my communication with him has been dragging on since last October.  I know he's a busy guy dealing with the company and balancing his personal side but I would like to have a definitive answer to how Evernest would like to resolve my issue so I can move forward.  At least he's nicer than the local team lead who basically told me to pound sand, that team lead should be fired in my opinion.  Thanks.

The founders started out as a couple guys from Alabama but they are now out to buy out all the small mom and pop property management companies across the county or worse, put them out of business. Evernest is the Walmart of property management, they inherited me after they bought out my previous property manager.

Post: City wants site plans despite permit not needed

Hey all, thanks for all the replies!  From everyone's responses, sounds like the city is still going through a permit phase even though one's not required!  Got an update and the city engineer wants to scale site plans with topography on it, sounds way over kill to me....  Quick question, do this sort of site plans include the survey as well?  I can understand the bit about not encroaching but 2D site plans aren't even good enough?
