@Mason Adelman Hello Mason, educating yourself by reading šŸ“š books is a great way to start. There are so many amazing books out there. I believe biggerpocket has a compiled list of books they recommend. Since this question comes up a lot on different places on the internet, I have also put together the list of the books that changed my mind, finance, and life on my website. I explained what each books is about and how it impacted my life.

@Ryan Garrison Hi Ryan, back in the days it was very challenging dor me to find a bank that is willing to provide HELOC for investment property. Took me some time to find Banner Bank. http://www.bannerbank.com/. Just to be transparent I never ended up pulling the trigger on getting HELOC on investment property (instead I got one on my primary home from another bank), thus I don't know all the answers ro your questions. I am sure you can find them on the web or just calling them.

@Benjamin Sussman Hello Benjamin, as you can see, there are as many opinions as there are people šŸ˜‰ . Here is my story and experience:

I started with Susie Orman mentality - cut your credit card šŸ’³, contribute to retirement account and blah blah blah.

Very quickly I realized that I don't want to wait for ever to be able to "enjoy" my golden years.

Today I still contribute to 401K as little as needed to get maximum employer's matching. It help me to grow my 401K a little faster (before tax + contribution). Once I have enough money for a downpayment, I borrow money (not withdrawal) against my 401K tax free. (Please study what are the risks involved by borrowing the money šŸ’° from 401K). Every paycheck I pay the loan down plus some interest back to my 401K. After the loan is paid off, I am ready to repeat the process.

I would suggest that you listen to Get Rich Education podcast number 197 and 112 and get inspired.

Shout-Out and Success Story!

I first heard of @Ben Leybovich back in 2014 through Bigger Pockets blog. Back then, I was just starting to educate myself about the ways I can create passive cash flow and becoming very interested in real state. I contacted Ben directly through Bigger Pockets website by sending him a ā€œcolleague requestā€. Throughout, I followed him on Facebook. Fast forward to 2017, I was visiting my best friend in Arizona and knew I wanted to meet with Ben.

Through some persistence, I was able to meet him and discuss some interesting topics. Ben is very experienced and easy-going guy. He was approachable and happy to share his knowledge with me. He also signed his book titled ā€œHouse Hackingā€ and gave it to me.

I flew back home to San Diego and was excited to share with my wife what I’ve learned from Ben. Within a week, I read his book cover to cover. Within a month of meeting with Ben, my AirBnB was ready to be placed on the market and generated $761.45 my first month.

I kept close contact with Ben through the process of setting my place. Ben was there to guide me through this and help me to pay attention on the details

I and my wife thank Ben for all the valuable information his book ā€œHouse Hackingā€ offered and for his guidance. This is just a beginning for me and my relationship with Ben.

@Jeremy Dube Cash Flow is the KING! 1) That being said, are you "OK" with negative cash flow for now? 2) If you are not "OK", maybe 1031 ex will make sense for you. I had 1b/1bath in San Diego that was cash flow $200 and did 1031ex last year and got 2 duplexes (new build) outside off state. 3) I stop buying in SD due to affordability issue for sure. 4) Try to go to local Meetups and maybe you can find some deals.
