I've found that staying in touch on a regular basis, Like once a month weather you have a deal or not will get you a better response when you do have a deal.

Just drop a line every now and again and ask them what THEY are working on.

This will cultivate a mutually beneficial relationship and they will be more likely to accept and return your calls.

In CA every lender requires an appraisal and can really care less about assessed value.

In a purchase you can have some major problems if the price is different from the Appraised value.

Lending guidelines have to get easier on Commercial Markets or else we will see some major problems.

Why would you need an contract for that. Just let the home owner know if they are serious about selling they should show you the house...

Once I get the house in contract the first thing I do is bring my contractor through it with a spreadsheet.

You can sometimes shave money off the top of the price if you have a great case on repairs.

People think I'm crazy but I still love my Blackberry. I guess it really doesn't matter what kind of phone you have as long as you USE it and make those calls and relationships. :-)
