I was recently notified that Watauga County in NC has recently banned short-term rentals due to COVID-19. We have a lot of reservations on the calendar still despite the current state of the world, but I was curious what other local hosts were doing? The way I read the ban is that any renters that we have existing rental agreements with are still ok to host, but I am not sure if I am understanding this correctly. The ban states that "Persons currently subject to a written rental agreement shall be able to remain for the rental period and shall be able to extend said period with no time limitation provided it is continuous." We have stopped taking any new reservations and are requiring new reservations to be 30 days or more, but what about the existing reservations that we do have rental agreements with?

@Collin H. You are absolutely correct that is the core of the whole issue is that I do not necessarily enjoy being a property manager since it does take up valuable time despite our very efficient daily operations and automation.

@Michael Greenberg thank you for sharing. You pretty much nailed it. It is not the day to day things that cause the burn out it is a lot of the extraneous things that crop up. I am really glad I posted this topic in the forum because I have really appreciated everyone's advice and perspective.

@Wendy Crismore absolutely actually before real estate I used to be a Medical Laboratory Scientist that worked in a Virology lab. When a new virus hits it does cause more alarm since we haven't seen what it has been capable of yet and what the patterns of transmission, infection rates, and severity etc are so we definitely want to be more cautious.

We haven't seen any changes yet either, but most of our customers are also pretty local and within driving distance of the property. Our AirBnb is located in Beech Mountain, NC. We generally don't see too many international or long-distance travelers. It will be interesting to see how it plays out.

Has anyone seen any changes in their short-term rental property activity since the Coronavirus Outbreak has started? Any thoughts on whether short-term rentals will take a hit? My first thoughts would be it probably depends on your location, but I wasn't sure if anyone has started experiencing changes as a response to the virus outbreak?
