Anytime the bank requires that we use their title company(and they do most of the time), we just have our company get with the banks title company to set up the courtesy closing. Our title company handles all the deed recordings and money transfer issues and it isn't a problem.

Ok, I'm a little confused here guys. When you say -

What do you mean by that?

I agree with Bill on this one. It seems like a pretty easy fix. Why not do it yourself and save a few bucks? It'll cost a couple hours of your time, but the dividends paid as far as knowledge and assumed savings in the future will outweigh the cost in my opinion.

I ran into the same problem recently and it sucks. There's a website called intelius which allows you to do unlimited people searches in a 24 hour period for only about 25 bucks. Many times the number(s) provided are dissconnected. Fortunately this site also provides relatives of the owner(along with their number), which helps tremendously.

Well then your most likely competing against retail buyers. Most retail buyers stay away from the "pigs" that need work. At least from my experience.....

Welcome to the rat race. Reo properties are very competitive when priced low. I try to avoid the bidding war by going after properties that have been on the market for a long time and offering quite a bit below asking.
