We've purchased several properties on altisource as well. The process was pain free except for once. They agreed to have our title company pull title, but after our company did the work-up they said they all ready had their title company do the title work. After going back and forth for a couple weeks over e-mail the issue was finally resolved. Which involved them paying all closing costs:).

Your argument isn't completely invalid.....but in essence you would create competition that you otherwise wouldn't of had if your properties were in different areas or subdivisions. By placing all your eggs in one basket, you'll not only increase competition, but decrease exposure.

On a side note, why not convert these "wasted" leads into money another way. There are tons of investor's in your area looking for properties that they can take down sub-2 or owner financed(even at fmv) as long as they'll cash flow. You can also track down realtors looking for possible listings. This way all your leads are potential money makers.

My bad Jeff. I missread the initial post.
I'm assuming that the reason you wouldn't touch a retail property without the NNN agreement is because the risk involved. There would be no reason or motivation for your tenants to watch out for utilities and repair expenses.

If there's something that your trying to infer to the member's of this forum, you night be better off just coming out and saying what needs to be said straight up.
People need to know whether this outfit is legitimate or not. If so, your testimony might save someone out there a lot of pain.

I've actually used them before and think their set-up is pretty functional. Unfortunately they don't come up with many properties in my area.

I'm not aware of any real estate auctions that are held online in this area. Maybe I should search a little deeper. The only auctions I believe to be held locally are public and the competition is stiff buddy.

Is anybody aware of any real estate auction websites that allow you to bid online?
I'm aware of some of the more popular sites such as ebay, realtybid, and **********.......but I was looking for something a little more exclusive or off the beaten old path.

I've heard about this stipulation before, but as of yet haven't seen it. We've double closed on several fannie's in the past few months and not once was there an addendum requiring anything that might cause title transfer problems.
