@Andres Valenzuela, I'm an active flipper in the area. Since you are relatively green you will most likely need some money into the deal to have some skin in the game. Though based on my experiences it is not uncommon to have 100% financing and remodeling costs worked into the loan. I can refer you to a few people if you are interested.-Jesse

$90-$115 psf on the retail side is the average price point for that area. Your purchase price will vary based on your goals and the sellers motivation of course.

No problem Andrew. 79821 is probably about 15 minutes away. It's in the city of Anthony, TX. Again, there are a few areas in there that are good. Especially if your son is into "FFA" stuff. A bunch of larger properties with people who like to horseback ride and raise farm animals.

Although there are exceptions within these zip codes I'd stay away from 79901, 79905, 79915, & 79821. There are more, but these are all within the 10-minute radius you asked about. If you come up with a specific street or address and would like me to review it just let me know. There are a couple revitalization areas within a couple of those zip codes that are worth considering.

There's plenty of opportunity out near the university and in general prices are still affordable. Regardless if you buy multi or househack a larger home and rent the rooms out, expect to pay considerably more if you buy in the Kern place area and anywhere west of it. Prices are considerably less psf if you stay near the central El Paso area. If you have any further questions feel free to pm me.
