I'm buying a 20-unit property with a live-in maintenance person who works in exchange for free rent but has no formal contract with the current owners. If I hire him as an independent contractor, what should I require—proof of workers' comp. insurance or anything else?

My name is Irina Day, and I am joining this forum as a beginner in real estate investing. I am interested in learning from the experiences of others and connecting with individuals who can provide guidance.
