Can anyone refer a reliable handyman/contractor in the Pittsburgh area that offers fair pricing and has worked on rentals in the past?  (i.e. they know how to do a turnover properly when a unit turns over - clean vents, other details, etc..).  I've been through about 5 in the past 4 years.  Thanks in advance.

Does anyone know of a wholesaler in the DC area that can find a SFH in good school districts in Northern Virginia (even as far out as Warrenton, VA) for under $450k that need light to moderate rehab? Looking for something for the family. Thanks a lot in advance.

Hi everyone - Im actually looking for something very similar - a wholesaler or realtor with investment background to locate a property in need of rehab that we can house hack - live in and fix up while living there. Main reason is we would like to buy a house given the growing family but need to make sure we have enough equity in it from the rehab to resell again within a year (or just over) should we have to move (which is a real possibility). I have only one side of a duplex that needs to have the siding finished off (yes, the other 3 sides are done and haven't blown off) but is about 4 stories high.  So they would either need scaffolding for that side or 2-3 ladders I would guess.  I figured I would wait until winter when things slow down a bit for contractors in the hope of getting a better price given that this isn't an immediate need.  Can anyone recommend a good contractor that does good work at a reasonable price in the Pittsburgh area?  Much appreciated.

@Steve Babiak thanks a lot for the reply.  I didn't think the region was important as it was statewide insurance so thanks for the tip on that. I'm looking for commercial insurance (titled in an LP) for properties in the Pittsburgh area.

Agreed on the hurricanes.  Kind of unreal, but because its a pool, we tend to subsidize that too.

I think I might be a third on TenantCloud. I have been using Cozy but it is really just free rent collection and screening. TenantCloud charges $9/month for rent collection apparently and doesn't do credit checks for prospective tenants unfortunately but the layout is great and it looks like it does much more than Cozy. Plus they syndicate your listings across a couple dozen sites
