The fact that he owns the property and has some of the actual expense data, would you still use 30% to analyze future expenses?
Due to the rent of $5700 you are expecting $1710 in monthly expenses, but an exact carbon copy house in the Midwest will only anticipate $500 for monthly expenses. Why after you already have some of the expense numbers (minus future capital expenses) would you assume such high expenses?
New at this and just trying to understand. Thanks!

Thanks @Dana Whicker. I will definitely look into this option for the front. I am still leaning towards something a little less obstructing for the backyard, but all the options I have come across are pretty costly (iron posts with wire cable, vertical iron fence)

Hello BP,
I am removing an ugly chain link fence in front of my duplex in North Park and will now need to consider what type of fence to install in its place.
Does anyone have any contractors they would recommend to install a small aesthetically pleasing concrete/stucco (other suggestions?) fence and also mount two mailboxes to the fence?
The backyard fence also needs some help, I have a broken wooden fence that I am tearing out and was thinking about installing an iron fence. The back yard opens up to a canyon and the view is great so I need something that won't block the best feature of this property.
