Hey BP family! I was looking at some properties to possible brrrr so if a property has a permit for use as 2 dwelling units (household living) what would be your estimate of adding a bathroom to a 3bed 1 bath property? The property is 1160 sqft if that helps. Happy Father's day to all BP aswell.

@Tim Herman it's a triplex, no grounds maintenance, utilities are separated. It's a B Class property. 12% was just random number I used. The current tenants rent are 700 and 750 (which is well below market rent) on a month to month lease. Should I drop the vacancy rate? Thanks for the feedback I'll definitely adjust the closing costs.

Hey BP world! This my first rental property analysis and would like a much more experienced investor to look over this deal for me. Would this make a good house hack? I ran the numbers if I wasn't living there. I ran the rental numbers on the conservative side did I miss anything on the expenses side? Thank you all

Hello Bp! First post so please excuse this noob for any mistakes I make. I live in philadelphia and want to house in a triplex or 4plex if possible.Looking to go the Fha loan and 203k if needed. I work in south Philly in the 19143 area so I'm looking in the , 19146, 19148 and 19139 zip codes which would allow me to walk or bike to work. I would be willing to live in another part of Philly if it cashflows more than the zip codes I listed. Where can I find a realtor who understands what I'm trying to do? Any feedback is greatly appreciated!
